Design ApproachThe proposal balances the practical requirements of a headquarters with the need to express Piaggio’s distinctive culture, design history and contemporary commercial identity.

Piaggio HQ Boundary Row is the built London headquarters for Piaggio, located on Boundary Row in Southwark. Designed by UFO Architecture, the project brings together workplace functionality with the identity and design culture of one of Italy’s most iconic manufacturers.

Piaggio is internationally known as the manufacturer of Vespa and as a global design brand associated with mobility, engineering, style and Italian industrial culture. The headquarters project explores how this identity can be translated into a contemporary workplace environment in central London.

The design combines the practical requirements of an operational headquarters with a stronger sense of spatial character and brand presence. Office areas, meeting spaces, reception, staff areas and support functions are organised to create a clear and efficient workplace while also reflecting Piaggio’s cultural and design heritage.

Rather than treating the headquarters as a generic office fit-out, the project approaches workplace design as an extension of corporate identity. Material choices, spatial organisation, display, circulation and arrival are considered as part of a coherent environment that communicates both professionalism and the distinctiveness of the Piaggio brand.

The Boundary Row location places the project within the urban fabric of Southwark, an area of London where historic industrial character, creative industries and contemporary workplace culture intersect. The headquarters responds to this context by combining everyday office use with a more specific architectural and brand-driven presence.

Piaggio HQ Boundary Row reflects UFO Architecture’s interest in workplace design, brand environments and the transformation of existing urban settings into distinctive contemporary interiors. The project demonstrates how a compact headquarters can support practical working life while also expressing the identity of a major international design company.
